In December 2017, SDG Housing Partners based in Manhattan Beach purchased the La Villa Puente Apartment complex located at 17351 Main Street. The new property owner will rehabilitate the 121-unit, Section 8 housing apartment complex. Each unit will receive an approximate $60,000 makeover. The proposed scope of work includes the following: new appliances, fixtures, cabinets and counter tops, new flooring and ADA compliance, new windows, new roofing, new entry systems and upgraded security cameras throughout, repainting of exterior of buildings, new and expanded common areas for the residents of the complex, and new exterior lighting and landscaping. Fifteen hundred square feet of floor area will also be added to an existing community room, approximately doubling its current size. Finally, a decorative wrought-iron perimeter fence will be constructed in the front of the property for added security.
In August 2017, the La Puente City Council authorized the issuance of $45 million in tax-exempt revenue bonds through the California Municipal Finance Authority to facilitate SDG Housing Partners’ acquisition of the property and the rehabilitation of the affordable housing site.
